The pilot

In construction — District XI, Budapest

We are turning our vision into a real project.

Our first co-living property is in construction now: a 120 m² apartment in Budapest’s District XI, converted into four thoughtfully designed micro-apartments of 20–25 m², connected by shared spaces that encourage everyday interaction and belonging. All-inclusive rate, fully furnished and styled, designed and branded by freeform. It is our proof of concept: that the design works, that the model works, and that a Budapest owner who partners with freeform gets a better outcome than one acting alone.

Three design principles
Principle 01

A design that belongs to Budapest

Inspired by the postmodern architectural heritage of Budapest and Boróka Felső’s artworks, the pilot creates a place that could exist nowhere else.

Principle 02

Small footprint, strong community

Private space is compact but sharp — everything a resident needs, nothing wasted — and the shared spaces are designed to make everyday interaction easy and belonging real.

Principle 03

Intelligent investment

Every design decision balances architectural quality with commercial viability — optimising conversion cost while protecting the property’s long-term value.

The economics, plainly

We have modelled the pilot against letting the same apartment traditionally, and the honest summary is this: co-living produces a meaningful revenue upside over a standard furnished let; it requires real upfront investment, which makes it a long-term position rather than a quick win; and the product is more resilient — an all-inclusive home with an active community holds occupancy and value as the market shifts.

We publish what we learn as the pilot progresses — it is a transparent, live case, not a claimed track record.
